A few questions:Have any of you been in a similar situation where multiple partners were involved?

It might take a couple of years for you to really be in a place to go on your own, but a mentorship, internship, or even just getting hired at a larger flipping company would be a huge value to you just getting into this all!  

If it could do it what it claims to do in a more streamlined and organized fashion, it could be decent. 

If the landlord's lease with the other tenant provides that tenant the exclusive right to sell certain products or services at that location the landlord might have put themselves in a bad position.

I know with conventional loans the property cannot be in a trust or LLC when you go to refinance. 

You are correct that insulation is almost certainly a bigger bang for the buck in a heating climate.

When your self employed like we are I dont think a lot of folks realize how vulnerable our lives can be in a financial melt down like the GFC.

Seems that I have landed myself in a penny wise, pound foolish situation by working with a group of careless corporate zombies at a big company.
