There are a lot of rules to follow, but make sure you have a great custodian. 

It may require more work, more analysis and more time, but if you can find one great passive investment, I bet you can find 5 or 10.  

If you can avoid asbestos, lead, and old mechanicals you can get a great property. 

The process can vary greatly so it's important to understand it and ensure it works for you.
