After spending multiple nights seeing this, while partying and drinking with friends, I ended up falling for the "try it out for 30 days risk free.

However, there was a bit of a falling out after ~85% of the work was finished, and the GC was subsequently fired.

For creative/aggressive landlords this does create a buying opportunity based on many hobby landlords falling far below market in their rents.

The same year the Series LLC was statutorily crested.So it’s interesting how people quickly fall in love with the traditional LLC thinking it’s been around forever but fairly after the creation of the LLC in most states, the series LLC immediately came in the game.

Worst case scenario if the deal falls through is you’ll have taken steps to build those relationships for when the next one comes around.

The house had 100+ feet of sill/termite damage, rotting joists under the bathrooms, no recoverable plumbing, no recoverable HVAC systems, no recoverable interior wiring (original knob & tube), and "dead" plaster falling off half of the walls. 

YUP  to folks that just don't know true rates  they suck people in on these get 500 to 800 out of them then on to the next victim you can just see them sitting in rooms in the Caribbean or the Ukraine justing pounding away..  

However; as it turned out we could have started in that fall, and been done by spring, but it still worked out, We also had to familiarize ourselves with subs and it was a bit of trial an error, but overall, 99% of them were great and we'll use again.
