The tree has caused extensive damage; beams are coming down through the ceiling, the AC is leaking, duct work is coming through the ceiling, roof is damaged, etc. 

All the damage in the property is cosmetic.

Eviction is more expensive and takes much more time.I personally, would still document everything and consider going after the old tenant for damages, but that is only after getting everything cleaned and re-rented.

I believe the damage from the earthquake would be bigger caused by aftermath fire than by the earthquake itself.
