I would think the first step would be getting familiar with and having comprehension of feasibility study, wouldn't that be a best step 1?

So... although my personal experience doesn't come with comprehensive statistical data, it's led me, and virtually every other investor I know in DFW, to believe that iBuyers are playing much more than a 2% buying role... at least in our corner of the world.
