The duplexes had tenants already in them and i know its a high risk to buy a tenat occupy property because of the kind of tenants that they can be, my plan is to get rid of the tenants from the back unit and keep the ones in the front, lucky me the front tenants are very nice and clean people oh and they have yet to make a late payment so thats that. but the rear tenants are the people that need to move out their contract expires on September, so my question is how do i make sure they leave on time or what if they cant find another place to move into, do i give them a separate month to month contract with a higher rate, or what is your guys advice on how to handle this situation?

Seems to have a clean record, and they only offer to accredited investors so you don’t have people badmouthing them because their payment on their $5000 investment came a month late.

At closing, all liens will need to be paid off or have a release of the lien for clean title to be given to the buyer.

From searching online I haven't got an answer the actual process if I can remove it, every blog says talk to a lawyer, it survives tax deed and purchaser will be liable, but it doesn't answer if I buy whats the process to follow and if its even possible to clear title other than being responsible for the amount.the property is worth around $800-900k, Auction starts around $80k, given the hassles involved, I wanted to know how much it would cost in addition to tax deed purchase to get a clean title.

At this point, I'm learning the previous tenants were evicted and the place needs work (cleaning, various small neglected issues)Late June: PM/ seller finally got plumbing/ HVAC follow ups, but there was no documentation or report.

My dad showed pictures of the way the property was kept and thus, won on the grounds tht the tenant was not complying with cleanliness nor the advise of the exterminator about keeping the place clean and free of clutter and food around the house.
