I sure don't.So even though you may have the theoretical ability to immediately buy 9, do you have the capacity to find, research, etc 9 all at once?  

Regarding the management  i will definitely  be taking  care of it for a while and have the tools and capacity to do it since i own a small management  company.

I work full time, have a wonderful wife and two great kids that I want to spend time with, I serve at my church in a couple of different capacities, and I'm growing my RE business.  

I called Chris in as we had discussed working together in some capacity.

Even larger beach towns like Ocean City, MD have seen new lodging and condominium starts slow.The explosion in hotel capacity and visits to NYC, Las Vegas, San Francisco, and Miami indicates to me that these urban areas may not only be stealing population from exurban and rural areas but also be a serious threat to some of the small town vacation destinations throughout the country. 

I got it under contract for $163,000, plus I have to pay the following out of my pocket:$2,251.89 = sewer capacity$ 651.27 = HOA$3,000.00 = Negotiation fee Before making an offer, I asked the HOA if there is a rental cap under their CC&R's.

@David Belostock Do you and your company have the capacity to put the properties under contract and push out closing for 30 to 45 days. 

@Brian GibbonsIsn't it possible to act in the capacity of an individual or a licensed RE agent in Colorado?  

This guy doesn't have the capacity nor the means to deal with these people on their level and it seems they are taking advantage of that.
