On one occasion said tenant actually paid on time, but had become so accustomed to including the late fee that the check still included the late fee even when on time. :)One of the landlording gurus has the "how to get over 100% of scheduled rents" training - one of the items in there is to be sure to collect late fees.

On more occasions then I can count, I have been accused of making LIFE too "black and white."

We've had this discussion here on BP on several occasions, and I believe most here are in agreement on that.
