I found a few opportunities that seem promising in areas like Mount Holly, Oak Forest, Hickory Grove, and other neighborhoods similar distances to downtown Charlotte.

Underneath it is unemployment, mounting consumer debt and permanently closed businesses.

And a PM can only filter so much, expenses can mount and before you know it you are making no money, and maybe have a hard to sell property. 

Packer flags get pinned on the walls, TVs brackets mounted, computer game chairs on 100 year old hardwood floors, bikes moved up and down the stairs, the normal stuff etc - and just generally little regard for the property.

The $488 comes from a broken window, 3 felling fans, a flush mount light and a vanity light.

Sure it matters to some, but plenty of others would rather look over the Eastern Ave border into west of the river Maryland (Mount Rainier, Hyattsville, Riverdale), which doesn’t have the stigma and issues (real and perceived) of EOTR *AND* first-time homebuyers with higher incomes and lower savings l can take advantage of the lower price/higher tax dynamic in MD for down payment issues.

I’d add Butcher’s Hill and some blocks in Mount Vernon to the list.
