Because so many wholesalers are out there using the same services to find leads and the same services to mail letters there is talk that some people are inundated with all this junk mail that is never read.

It has been so difficult to just identify opportunity in this over inundated market with little supply.

Although it took me a year to purchase my 2nd property, I was able to acquire 4 more properties in under a Year's time.

Also, I was told when putting in offers, you can NOT assign contracts to an SDIRA account and need to put offers in under the account name. 

No inventory, multiple offers, sellers not even thinking of contributing to closing costs, every other appraisal coming in under.

I could fix all of that in under 2 hours and about $100, and I'm not all that handy.I don't know if it would bother FHA or not, but if you are worried about it.......

I was working with an investor and we would take over payments from someone as the owner and sell the house with owner financing (yes) We would charge someone a 5000 dollar down payment to take over the payments and come in under owner financing with an option to purchase 2 years later.

is there someone i can find that handles these properties that i can contact and ask if i can put it in under contract, or would i have to stick to just direct mailing a list of probates, also where could i get a list of probates. also does anyone know where i can find a list of wholesale properties besides on BP to contact the wholesaler about co wholesaling their deals or finding them a buyer. 

All my personals are 25% NET +++ flips 50% in under 30 days .
