Those expenses include realtor expenses (in the case where the BUYER is brought by a realtor), Closing costs and other concessions to the buyer (such as decorator allowances or fixing the stupid stuff their home inspector finds to scare them with).

She’s spent time setting up the property with furnishing, decorating, setting up the social media on platforms etc. but yes we will be working with our cpa on this topic.

Some examples I have heard were: ability to come in every 30 days to clean the unit, requiring no changes to decorations/furnishings, etc. 

We did very simple decorating with area carpet, large lamps, decorative chairs, benches, light pics on walls.

But I would change the dark green in living room to a beige color so no one's decor will not clash.
