I will say that if we get into each unit and there's some chipped paint, stained carpet, or missing cabinet hardware we won't be petty and ask for a price reduction.

There is no greater turnoff than old and stained comforters.As far as timing, it is tricky but we are seeing many investors taking advantage of the low interest and immediately booking up their home for several months at great rates.

I would TSP (same recipe) all doors, all trim, cabinets etc and go with a poly/stain combo (like Poly shades, for one step) on wood finish.

We work around his schedule for the most part and that's fine with me.The home had a couple of windows that I was going to completely replace and did not really like the way the replacement windows I was looking at looked so modern - my contractor completely rebuilt the old window, put in new glass panes, stained and sealed it and keep the original look - at the price was exactlly the same as a low-end vinyl window.

Personally, I'd wait to remodel until right before sale so you can advertise it as newly done and also potentially save yourself the headache of repairing when tenant ruins the cabinet drawers (makeup stains, hot curling iron burns, even had spilled cleaners that sat and damaged inside cabinets).
