As a side note, I have Never seen out of state investors do well at our auctions here....many times they don't understand what they really have acquired, and the local bidders don't just let screaming deals pass them by.

As to your last sentence, I am not sure how much more clear I can get other than to scream it: BRIAN OR I AM NOT ASKING AGENTS TO ACCEPT OR GO INTO ESCROW, OUR OFFERS UNTIL WE HAVE SEEN IT, ONLY THAT THEY INFORM US VERBALLY THAT THE OFFER IS SUFFICIENT TO BE ACCEPTED AND INSTRUCT US TO VIEW IT BEFORE WE ENTER ESCROW!

I worked for a syndicator in Bay Area mid 80's who lost their $$ss's in Texas apartments in those years.. complete wipe outs.YOu see reposition plays happening in Texas and other states now.. you will always have mismanagement.. and people or entities that do not put the cap ex into the props to keep them viable. and the values erode.you will have neighborhoods disinigrate in value because of socio demographics and shifts of population to new nicer.. or better schools or jobs came and went.And because many of you posting here were not in the business in the 70's 80's and 90's there were these same cycles that happened from 2002 to 2012.. 89 to 92 saw an almost 50% drop in values in SF I know I was hard money lending there then and it was bloody.

IF you are familiar with construction, know the major things to look for and plan on doing rehab, AND are getting a screaming deal, well you might not really have a chance to hold things up with an inspection contingency.
