I hope a fair system is implemented that rewards contribution instead of arbitrary unwritten practices that are being carried out now.

I don't think buying bonds is good practice for buying stocks and i think it's a similar comparison.

What are people’s preferred methods and best practices?

@Lindsey Orr no problem make sure you have a real estate attorney review the document before use to ensure safe practice during transaction most will do this for free.

(b) If after a casualty loss the rental premises are as a practical matter totally unusable for residential purposes and if the casualty loss is not caused by the negligence or fault of the tenant, a member of the tenant's family, or a guest or invitee of the tenant, either the landlord or the tenant may terminate the lease by giving written notice to the other any time before repairs are completed.
