I own a 4plex in new Orleans and currently I don't allow pets but one of my tenants will sign a long term lease if allow a pet my questions is should I charge him more monthly on top of the pet deposit fee?

I had an applicant for a property who asked if I allowed dogs.I said there was a strict no pet policy.She said that the dog was a service dog and under the law I had to allow her to keep the dog.

If you need to treat for pets or pests, do it in as environmentally-friendly application as possible.  

Things like when you would like to move, how many folks, do you smoke, have pets, is the property far from their work or income source.  

Keep in mind, I have 5 well-behaved pets (1 dog, 4 cats) and I will not have job yet.  

I wish all tenants, had background checks, all tenants had perfect credit scores and no one had pets. 

Had a potential 4 night renter tell me I must accept his wife's dog because it was a service dog, even though we advertise as an allergen free, no pet household? 

If showing solo; bring print outs for long winded answers such as Pet policy, screening requirements, the screening process, section 8 addendum, etc.

I'm going to allow it for an additional $300 pet deposit. 

I find this site to be so complete and informative that I use it exclusively for my education, inspiration, networking and idea creation.I do, however have what may be a personal pet peeve when it comes to colleague requests and to a lesser degree with followings.My issue is that when I receive a colleague request I generally want to accept it even as a matter of courtesy.
