Many wholesalers I've interacted with all have the same problem: Quantity over quality.

I have been using Airbnb for years and many of the previous comments are so valid:It definitely supported my Interior Design background and allows the opportunity to make enough to cover the mortgage and bills in a far shorter period of time and, unlike long term renters, they are not going to drill a ridiculous quantity of holes in the walls or decide to paint but they can still do a number on your place...especially if you choose to be an absent host.

This can range from the quality and quantity of the remodel (some focus on redoing almost everything versus doing just what is necessary), approach to tenant issues and on- going maintenance.

Prefer quality over quantity.  

Because they invest in bulk quantities, almost everything that can be discounted costs 10-25% less than it would to investors doing it on their own or outside the group.

It may take me a month, full time, to find a "deal" in the current market that was available in quantity on MLS in the last downturn, and the 2002-2003 downturn, and the one (early 1990s) before that.

If people are moving away, demand will drop and prices will be static or declining.Per capita income growth - It is not just the quantity of jobs, it is also the quality.

I remain a part-time instructor and focus the other half of my days to RE investing.I've been looking to invest in Bulk REO's (SFR/NPN) and like the idea of picking them up in quantity despite the (calculated) risk.

That use to be recommended because not too many people showed up but now they do making competition greater in quantity.
