Seller financing is still viable but, as Bill, states the potential penalties in D-F are severe and the potential risks to the lender are very difficult to guard against.

The only thing you are really guarding against, with replacement cost, is a total loss (like from a fire).

I have seen people get caught off guard with these before when the rates change.But what you may not know is that your HELOC will mature into something entirely different after 10 years of when it was opened.

None of these methods are foolproof, but if you go this route you are aiming to make it more trouble than it's worth.Eyes on the unit: hire security to patrol the house; put up monitored cameras; put up cameras with motion-detection alerting; ask the neighbors to watch; station a guard dog at the unit (not recommended).
