My original post was meant to generate discussion/ideas around rent credits and a lease option vs. land contract with the end buyer, but I think it evolved a little bit!

TurboTax has evolved over the years into a very good product for the DIY crowd, but you do need to know something about what you are doing.  

As we've evolved, we've created a situation that's fair for everyone....1. 

This is an evolving area worth watching.

Things change, regulations evolve, life advances in some direction.

The market is constantly evolving, and staying up-to-date is crucial.

You'll feel a lot more confident talking to clients if you have a good understanding of the process from start to finish. also, be a master at your craft. sounds like you're already finding ways to emerse yourself in the industry. there are a lot of "professionals" who know nothing and talk as if they do. dont be one of those guys :) check your ego at the door, and understand this industry is always evolving. you will continue to learn 10 years in, 20 years in, 50 years in. 

By networking with experienced professionals, you'll have access to all kinds of resources that can help you navigate this ever-evolving landscape.

You would be far better off doing just about anything than hiring Evolve or Vacasa.
