I think often times a tenant makes a conscious decision they want one or the other, but I could be wrong.

I'd like to get to a point where I can give a substantial portion of my income to charities, and perhaps even create a foundation for the causes I care about - environmental protection, human/animal welfare, social justice, etc.- Buy a piece of land to care for and to create my dream cabin in the woods- Learn from a mentor (through reciprocity of course, giving where I can), be a lifelong student and teacher, and ultimately mentor others who are seeking financial freedom through real estate.I have a LOT of entrepreneurial juice at the moment, like busting at the seems.  

I couldn't in good conscious pitch the products to my friends and family after that.

Appeal to common sense - - offer all payments to be refunded to surrender the keys and voluntarily terminate the lease by "mutual agreement" (get a signed release).Be nice, soft and suggest:He will never be happy and you don't what him to suffer with that 'environmental sensitivity' Yes, you'll lose a rent but only for a short time and you can move on to more productive applicants. 

Then there are the environmental impacts of the environment on the property snow, hail, extreme heat humidity... all the forces of nature against your asset.  

@John NachtigallThat cladding was used to meet environmental standards regarding emissions during the energy efficiency renovation (it's main purpose).  

Now, sometimes passing on an opportunity is  rational and appropriate decision, but its more likely than not that they aren't doing it consciously.

You can get a Letter of Environmental Protection which basically says that you attempted illegal deleading, got caught, then the state had a licensed person fix it.
