What does he consider a substantial down payment and does he know that he has to pay capital gains on that down payment instead of just on the payments?

I've talked to a few tax accountants and attorneys about it and some are open-minded, while others are convinced that they are a complete sham (though they actually know very little about them).I'm curious if anyone on here has actually seriously considered using one or actually used one? 

Before I begin renting the property what else do I need to consider ensuring the maximum amount of protection via the LLC?

From my understanding, mortgages are considered riskier investments than most other loans because the borrowers can repay early with little to no extra cost.

The reason is there is usually a resturant or other retail shop there and now you have customers you would never have that WILL spend money while they wait 20 to 30 minutes to charge.

@Connor ThomasIf it’s going to cash flow negative have you considered just selling it even if you don’t make anything and you just bought yourself some free education?

It's definitely worth considering your time doing your DM campaign yourself vs the opportunity cost of that time.
