I don't think it is common people invest in both places.My thought is that your most profitable house hack will be a single family with 4-5 bedrooms.

The bank wants a common contact for all deals.

Especially in areas where distressed homes are common.

ADU's might not be super common in Houston.

For what it's worth, while a joint and several guaranty is most common, I've seen and have been a part of transactions where the parties negotiated limited guaranties for each guarantor (usually based on their % ownership) adding up to the 100%.

You mention garbage, but in my area sewer is also a common utility provided by the government which a landlord would want to include in the rent and pay directly.

What the ones who actually invest do share in common is going to be building an education in real estate investing totally unrelated to what they majored in.

It strikes me odd that there is no common tool that facilitates escrow between renters/landlords for these transactions.
