It is all area dependent; A solid tenant may require TI whereas a local startup may not be able to command it.  

Can't speak for other areas but we are able to command more than market rent for a basement studio with all utilities included.

Both are very desirable neighbourhoods that may command a bit more in rent and have more recent construction. 

If there are any issues with late payments or damage to a property you can always contact their commands to get your money back.

I've noticed that, when scanning, if a property can easily command 1% of the purchase price in rent per month then it might work.

something that is already depreciated out wouldnt command high rents but i felt would be the bottom of what rents could go and would be stable.
