A couple more things to keep in mind: 1) more hotels are being built, I believe there's a new Marriott or some hotel near The Old Mill and I think one more being built west of that on Century and 2) unless your tenants have remote jobs where they're getting Cali wage or some other state with higher wages, most locals won't be able to afford the market rent because their local wages are low.
