The most important protection is to get a professional home inspection with sewer camera.

Money doesn't discriminate, some investors are successful in Newark and others are not, that's just life and you won't know until you try it.Being smart is having extra cameras during renovation and fence all around and pay a worker to sleep on some nights, then having a thorough check on your future tenants.Being scare cause of it being hood or hot or low class is not being smart.

I remote access, good STR security, timed access codes for multiple user access, durability, a camera, and for it to be easy for the renters to use and not get locked out. 

I just had a clogged sewer line that broke, 5 1/2 hours of auguring out roots (1 1/2 with root rooter, and 4 with a local company) and $800 later, I made sure to get the camera inspection of the entire line when they were done.  

Agent also drove around and next block had a nice apartment complex that is kept well, gated, security cameras and looked decent.

Check and see if you are legally allowed to place cameras in the from entry way.

My advice would be to install cameras on the outside of the building so that you can see who / how many guests are entering your place and if they have a party you will know!
