I haven't had the HELOC released to me yet so I'm just doing as much preemptive market evaluation as possible.I just can't decide if I want to go solely cash flow with little to no equity increase in the mid-west or if I want to bet on growth and equity + rent increase over time.

I personally think in Columbus you can get a great C- or C class MF or SF and the numbers will pencil out with the increase of development in Columbus over the medium term time frame.

It's either high priced SFRs that are C or below ...just old, jenky houses that somehow in this rental market get the rents, or the market is for small sf /unit multifamily, like 2 br or smaller.
