I currently work In the RAN (Royal Australian Nay) but within the next 2 months i'm going back to my prior AMAZING job (which sadly pays a little less as an outdoor educational instructor) Eventually i'd like to get to a stage where i'm pocketing enough through investment properties that my day job's income doesn't really matter and i can continue working where i love.I have just finished reading the Ultimate Beginner's Guide To Real Estate Investing which has given me plenty of ideas and as you can imagine even more questions.

Scott,I think ultimately whether you feel you are more active, passive or a hybrid investor, most serious long term investors will often do both and over time, more assets likely will go to passive investing.

Management is low margin and full of headaches...maybe not with only one property but even with one...picking the wrong tenant or not knowing how to hire the right repair contractor can cause problems and ultimately vacancy...vacancy kills profit...My two cents.Greg

Had a multi family under contract and I spent a good chunk of money on nonrefundable earnest money, inspection fees, etc. and had plenty of time wrapped up into it, but ultimately decided that the investment was not good enough to move forward.
