Downtown is affordable too and can be good for rentals and low vacancies, but keep in mind that a lot of the buildings are older (1900-1930) so you want to account for a little more in estimated maintenance and capital expenditures.Places I would stay away from are East (near East high school), Old Town Kern, Southeast (Cottonwood, Southgate, etc.), and generally any neighborhood that is in the far outskirts of town.
