As long as I keep perfect payroll records and notify the insurer weekly of what each worker was paid and what their classification was (painter, carpenter, dry waller, etc.) and how many hours they worked in each classification, that takes care of everything.

You need to comply to your local landlord tenant laws, in Baltimore you can file what is called a THO, tenant holding over, that may take 30 days to get a eviction.You could meet with the tenant for an inspectionLet her know the painter are coming to the house on the date she is expected to moveOffer her Deposit back regardless of the condition of the propertyCall some landlord friends, try to find the tenant another placeLet the tenant know that the exterminator will be there to spray for crittersHouse is sold, buyer want to move in ASAPGood luck

stucco does well over brick. so does another layer of paint. you can remove it all with stripper. call some painters and masons and see what it will run you.
