As long as I keep perfect payroll records and notify the insurer weekly of what each worker was paid and what their classification was (painter, carpenter, dry waller, etc.) and how many hours they worked in each classification, that takes care of everything.

stucco does well over brick. so does another layer of paint. you can remove it all with stripper. call some painters and masons and see what it will run you.

The painters that we have had in the house finishing the job even told us that they were verbally unbecoming and, per their term, "crazy".

Do you have multiple Sub Contractors, for similar trade skills, such as plumbers, electricians, flooring crews, painters, etc.?

If the job is small say for a painter then pay him once the job is complete and inspected by you.5. have a backup--- somewhere and sometime for whatever reason some contractor will not be able to perform as you agreed to.
