I stumbled across several lots in rural Michigan (near Alpena) across the street from Lake Huron and down the road from another large sports lake, that are priced around $1,500.

If you walked up to Michael Jordan and said, "I want to be learn sports" he would walk away.

Auctions are a spectator sport, spend sometime watching and learning.Beginners who think they understand the auction process will lose in a big way when they don't know how to do their due diligence.You have to ensure you are buying the first position lien.

Shopping center and stores being developed as well as a GIANT sports complex that supposedly is going to have a minor league baseball team.

It's a wonderful city with great sporting teams (MLS, MLB, NFL) and I think it's only getting better.

@Tyler HayleyHi Tyler, I have met people from 21 to 85 who do this.The bigger property deals seem to be a lot of 40+ years (Gen-X and Boomers).And a lot of times the bigger deals are a team sport having a mix of ages.If you're talking about race, I see people of all races doing this (Never met an Eskimo doing this though--but I suppose they do--you're in Canada, ever seen a multi-family igloo ???).

Skiing and other winter sports and a great spring/summer/fall for all the other types of outdoor activities.Having said all that, the cost of homes in the area are off the charts from when we were looking.

If you have the greatest mentor and coach at baseball in the world but you don't know anything about the sport then you will be taking that mentor/coaches time to first teach you the basics that you could have easily learned on your own or by watching some baseball games or joining a local league; and that is probably not the the best use of the mentor/coach's time.  

I believe those reasons include: lack of seriously big companies coming down there to employ people, mediocre night scene, lack of an urban presence, lack of water related commerce, lack of serious sports arenas, lack of water related activities such as boating where rich people buy huge yachts, etc. etc. etc.
