I need to get a better, quicker elevator speech prepared because the question comes up fairly frequently.  

You can have a surveyor do a spot elevation at the foundation of the home and if they say it is not in the flood plain (with improvements made) you can be in the clear.Good luck...

It was also stated renovation in such a building may present challenges such as access to freight elevators, etc.  

One that sticks in my mind is that in the office buildings where he and/or his team worked, he had cell phone repeaters installed in the elevator shafts of both the office buildings and the attached parking garages.

It is paid for and is one block from the beach at an elevation of only 17 feet above sea level.  

Here's the premise: High-demand areas and changing neighborhoods can allow for elevated long-term increases in rents and prices that consistently and significantly exceed national, or even local trends in income increases.

If it is truly a Guideline then maybe elevating it above the person you are dealing with will get them to change their minds but i doubt it.

This also seems unlikely and far out, as supply chain issues continue to persist, build times remain extended, and material costs remain elevated.

there was a very famous case in San Francisco 20 plus years ago.. where 2 of those dogs attacked a young women in the elevator while the owner was trying to restrain them.. and the dogs killed the young women.. and I believe the owners were also attorneys of some repute . 

In the main lobby to the elevator the have the wood look vinyl plank flooring.
