Definitely do not "Swap" lists.Just have the other person do a promotion for you and direct those people to your website so they can opt-in on your list.BCC is also not effective as your delivery rate is so low.

@Matthew GrahamThis made me chuckle as I went through a similar situation almost two years ago.In our instance we approached the tenant and basically acknowledged the set was old (but that their actions would have broken a new set as well) and arrived at an arrangement whereby they tenant covered a small portion (tax, delivery, time for our handyman to modify the space and install the new units) and we bought the laundry set.

Network with delivery people and see if they know any houses that are vacant, ask agents to help you uncover keywords in the mls "must sell quickly" "as is" "fixer upper".If you have a little money to get started, do an inexpensive mailing postcard, black & white through usps.com with a compelling message and mail it to a targeted list of people that may need a quick sale.

Have it delivered with signature required and delivery notification and they have signed to receive it.I think you should choose based on how much interaction you want with your tenants.
