The area North of I-91 and south of the green seems more promising, and it gets harder to work it for college students as you fade out up Dixwell/Prospect/Whalley Ave with the exception of perhaps Dixwell as it eventually runs into SCSU territory

On the surface this deal seems marginal at best, likely falling in the "not deal" territory and that is without considering how hard you would have to work to even make the deal happen.
