The biggest downfall of the modern wholesaler is that they all spray and pray every property instead of just finding two or three local investors who will buy all the deals for a fair spread for them.Too many wimpy shortstops trying to be homerun hitters when they are batting .206 with 1 RBI in 106 ABs.

They were 24/7 high, made tons of noise all night long every night, the guy was beating his girlfriend multiple times a week, they smashed the front door, they sprayed graffiti inside the hallway, and they slashed the walls with a knife.

So, to get the required R-value you might have to either fur the walls out creating a deeper void and making the rooms smaller OR use spray foam which has a higher R-value per inch both of which are much more expensive propositions!

If a potential tenant doesn’t agree with that policy They can go rent off the neighbors and let mr. whiskers spray urine on his carpet . in lower income areas the tenants can barely clean up after themselves much less a dog or cat . a pet deposit of a couple hundred bucks isn’t going to be of much good if you gotta tear out carpet , laminate floors ,replace sub flooring and repaint the drywall in heavy primer renting ozone machine after they leave to get the stink out .
