In an old movie, Willard commanded the Rats to attack people and things like a little Army--I doubt you are commanding any rats.Car outdoors, rats outdoors, seems like part of nature, like the rain and snow.Unless you are secretly commanding your own Rat Army like Willard in the movie.Maybe next time she should buy a more Rat Resistant car because something must draw them to her car--the neighbors cars are not being consumed by Rats.See if the interior is stacked high with old fast food leftovers. 

Also, resist the temptation to pay for any paid mentorship or courses.

Even if it truly is their fault, for one this is tough to prove and two, it's unfortunately on you to ensure your rental is resistant to excessive wear and tear.

The other option, in my opinion, would be either vinyl tile type product or water resistant composite flooring both of these options will not last as long as ceramic tiles. 

With that said, when you are considering an acquisition consider the following, regardless of the current interest rate environment:1 - LOCATION - in a seller's market, resist the temptation to buy property in small markets - those can be the attractive "cheap" option, but when the market cycle ends, you will likely view that as a mistake and certainly will have a hard time getting out.2 - CASH FLOW - unless you have a heavy value-add property where it could make sense to have negative cash flow initially, resist the temptation to buy property where there is no cash flow on the day you close.
