Any of my commercial loans from the past few years I've closed are typically ranging from the 6.25-6.75% range.With 100K I would much rather buy a property that needs some work in a good neighborhood, "tenant proof" them (ceramic tile, refinish hardwood floors, semi-gloss paint), and have my margins be significantly bigger.  

Back to the numbers....Conventional Loan 25% Down: $45k Amount financed: $135k @ 4.75% 30 years - $706/moTotal Renovations:$16k (I'd say $10-$13k was related to the one unit's rehab - new flooring, new a/c, new fridge, new kitchen cabinets, new toilets, new water heater, painting, new washer/dryer, replacing back door, refinishing tile in baths.  

My floor guy charges $600 to sand and refinish smaller homes.

New bathroom, Kitchen, refinished hardwoods and much more all done on my nights and weekends.

I ended up putting LVP over the beautiful hardwood floors because so many hardwood floor refinishers bailed on me.

My scope of work was to add new HVAC, remove the existing electric baseboard, open and refinish the basement, add new carpeting upstairs, patch/paint the exterior and interior and add new windows.

When MDF has gotten wet...which I try to avoid.....I’ve had success sanding the swell down and refinishing.

However, we have a few tubs that need to be either refinished or replaced. 

Just wrote a check for over $1000 to buff and recoat 1550 sq. ft. of lovely antique heart of pine flooring that a tenant confined too much.I have a Dalmatian and she weighs in at 60 pounds and she lives on refinished wood floors.
