Your responses/experiences seem to mirror our recent experiences with Booking.com. 

There are many here with much more management experience than I; perhaps one of them will jump in with their recommendations.

I manage around 400 rentals with 14 years of experience and have never been sued once.

What is your experience of this market as well as Temple.

I've had a couple of bad actors, but all in all I've had good experiences and continue to provide this type of housing.   

@Katharina Bormann in my experience they don't like those official looking letters in the mail so make sure you do that and also have a cost associated with unresolved issues like trash in your lease. 

I really appreciate anyone’s help :) Also if anyone knows an excellent tax strategist/CPA/ STR experience in Las Vegas-please drop a name-that would be so helpful.
