Of course not all markets are you going to spend 10k on furniture and then double your rents or more than double the rent as in our case.

This probably sounds a little like wholesaling or being a Realtor, and it is.If you don't want to spend $1,000's to build this out and take on the associated tasks, there are other, more cost effective, options.I'd recommend looking for potential deals via free (or low-cost sources) i.e. local meetups/networking, Courts (probate & lis pendens lists), Realtors, Wholesalers, properties for sale online (especially those with 90+ days on market), etc.All the best!

Are there any books, courses, or mentors anyone might suggest for someone in my position?

Hindsight is 20/20 of course but this is advise borrowers to go the conventional route (assuming they can qualify of course) because it is a cheaper loan then FHA with the MIP for life. https://www.bankrate.com/mortgages/remove-fha-mortgage-insur... 

@James Harryton Look on Craigslist, Zillow, Redfin, Rentometer, and other online sites to see what others are charging for rent in your area. 

Of course great deals and opportuities came at any oint in the cycle but now it is just harder to find. 

Also, make sure the management entity’s taxation as a C corporation aligns with your long-term goals.Has anyone here gone through a similar process and have any attorney referrals or tips to share?
