Any advice for a novice is greatly appreciated! 

For the novice's like me don't get so zealous in making a deal that you take peoples word at face value that you don't have an established relationship with because it can cost you a lot.

The most troubling issue I have with novice/inexperienced investors is they have absolutely no concept of the value of cash, the opportunity value to generate more cash.

It is also easier to understand to novice investors. 

baseboard electric heat might be OK to a novice home buyer who doesn't know the cost of electric heat.

I don't personally have any experience with this as I'm a novice flipper but an experienced flipper I know recommended commercial insurance, that's what he uses for all his properties.
