They seem to favor folks who want MINOR cosmetic upgrades and that’s something I suggest when starting out - not a massive gut job level rehab (ask me how I know 🤪).

They get equity, they're part of the new LLC (created specifically for that one property), they get quarterly member disbursements, tax benefits (which can be quite massive as we've started doing cost segregation studies right from the start - basically you get an accelerated depreciation schedule which offsets most if not all income the property throws off in the first few years), principal pay down on the bank loan and any appreciation (which on my deals I don't rely on market appreciation, I create it through forced appreciation - improvements, higher rents, lower costs etc). 

IF you buyer know what you're doing, most of the times, agent is not needed. 50% of what you need is massive detailed inspection report and 50% is appraisal.

I find hot neighborhoods in my city by driving the streets and finding where all those massive driveway dumpsters are.

I assume you understand that you screwed up massively.

I'm sure others have this same issuejoining a mastermind group has been MASSIVE for me. being able to chat with, bounce ideas off of and act like a sponge and absorb everything people are saying has propelled me forward. 

Be straight that you have a massive portfolio deal under contract but need to find a buyer and don't have anyone.

Although now I see a few U tubers jumping on and predicting another massive devaluation event in the coming months.  

Any advice from the Boston area is massively appreciated, because I know this is an investment property, not a homeowner special. 

During periods of heavy rain and high heat, this place EXPLODES in growth rate, just a massive difference from what you get with less precipitation and cooler temps.So even though I make arrangements with my tenants to cut the grass at my places, as the self-managing landlord, I still drive around every week and more frequently during rainy/hot periods and  and monitor what's going on.
