I couldn't be happier because BP is now a part of my journey.

I live up in Denver, and I would be happier if I could invest closer.

I wish it was more and that I did not have to spit it but at the end of day I'm happier making approx. 4500 then not.

Broadcasting stuff generally means word of mouth isn’t working for you and thus it could turn off certain investors.Whether or not to have your investors lined up before you have a deal depends on the deal.

Great agents have vast networks and can get your properties sold via word-of-mouth, even before they hit the MLS.

From what I've read this far it seems as though people are finding good investment properties on the MLS, via direct mail and other marketing techniques, as well as word of mouth (possibly from reo agents).

My goal by getting immersed into this community is to breakthrough my hesitation, put my money where my mouth is, and start closing deals.

If someone is a good agent, they won't have to market much since it comes from the word of mouth.  

(When will I learn to shut my uneducated big mouth?)
