My equity position is up ~$1m above cost in 3 years (so i did fine even with poor cash flow, it was not negative beyond year 1).  

Builders do this a lot to add extra potential sleeping area without having more bedrooms than septic is rated for.I have seen people put beds in the loft after closing or even close in this area to make an unofficial bedroom.Just be clear in your pictures and description and you should be fine either way.

This was a few years ago, but at that time as I recall they were looking to do more long-term property leases over owning properties and doing pretty landlord friendly leases where they would do repairs and even pay property taxes. 

Even then, not for the faint of heart. 

It's hard to find bankers who have even heard of a series LLC.

Pretty often no water, sewer, power or even roads to the property. 

The result is an even deeper inflation than what we already suffer from.

It's not worth my time to deal with the hassle of conventional loan anymore, so I don't even consider it as an option.
