Last tip is to make a conscious effort to be the easiest client they have ever had, so when that home run deal comes across their desk they immediately think of you as their go to!

Even being conscious of buying things on sale at the grocery store adds up, you can always find us checking out the clearance racks in the back of the grocery store.  

Sure environmental laws killed federal timber but we are talking Private timber..

Just have to make sure and pay for that site inspection by an engineer and get the phase one environmental survey along with the cost reserve stable.All of that will cost you in the thousands of dollars.Drive the area at night and see how bad it is.

I accidentally landed in the environmental field and currently am VP of a non-profit working in the energy efficiency sector.

I think often times a tenant makes a conscious decision they want one or the other, but I could be wrong.

I'd like to get to a point where I can give a substantial portion of my income to charities, and perhaps even create a foundation for the causes I care about - environmental protection, human/animal welfare, social justice, etc.- Buy a piece of land to care for and to create my dream cabin in the woods- Learn from a mentor (through reciprocity of course, giving where I can), be a lifelong student and teacher, and ultimately mentor others who are seeking financial freedom through real estate.I have a LOT of entrepreneurial juice at the moment, like busting at the seems.  

I couldn't in good conscious pitch the products to my friends and family after that.
