It will certainly skim a lot of margin players out of the game altogether - if you're making $100/unit and rates go up by a percent, and you can't raise rents correspondingly, you're breaking even or losing money (on future deals, not what you've got locked in). 

My husband's heloc qualifies as a gift because I am not on the title to the house we live in and it's corresponding heloc loan.My question for BP is, what can we do to utilize the heloc for the entire down payment?

I've had a friend say he prefers email correspondence for his business as it puts everything "in writing".Do any of you correspond with your tenants via phone text, and would such correspondence serve the same purpose...ie, putting things "in writing"?

I'm new to note investing and I'm not sure I'm comfortable when negotiating note sellers but more importantly, with non-paying borrowers, having my home address as my registered LLC or on business correspondence, and my work cell phone coming up as my employers name on a land line caller ID.  

Corporate guarantors without a corresponding personal guarantor isn't worth a lot to a bank.
