I have a tenant who is generally a great guy, except that he won't keep the yard clean of cigarette butts or dog waste.

Easy to clean and put back up or replace.

Haha as I was looking at the POS report for a house I just put in escrow I realized my primary residence had most of the same issues (weeds, crack in the driveway, clean up all the toys in the backyard, etc). 

Mold is literally everywhere, every forest is a mold haven and the spores can be found in every house (except in a labratory grade clean room). 

They keep the unit fairly clean?  

-Once brother saw that the place was underwater like whoa and its condition, he said "no way, Jose," and said he would just let it go back to the bank, and wiped his hands clean of the whole situation.

We were in the apartment cleaning and packing.

Would you trust a 2 year old to take care of carpet or flooring? 

The rent price is all inclusive and offers utilities, supplies (toilet paper/paper towel), cleaning services (common areas normally).

@Kyle Wenger, we like to refinish hardwood floors whenever possible because the are so easy to clean between tenants.
