Say I'm lucky and the repairs ARE <2000, I'd still be responsible for a couple months rent at least and be extremely pressured to sell within a few months.Ideally I'd like to have more of a buffer before jumping the gun.

Otherwise, see what you are able to afford financially, and possibly put more skin in the deal for a down payment to buffer your equity position.Also I'd recommend making a plan as to what you are expecting Real Estate to do for you down the road, derive a road map, and have an exit strategy.Best of luck to you @Alan Ferrante!

See if there is another person you can deal with on the renters end, a brother, mother sister u can talk to also, if this person is nuts, they would know, and it gives you a buffer that may help talk this guy off the ledge!

The majority here are giving sound advice, don't shoot from the hip on this one, get zeroed-in and consult a lawyer.Nobody here wants you to be in a kind of whizbang situation you feel uncomfortable in, but neither are they rifled to see the scope of such buffering the rights of others.Bottom line, guns can be scary when you are unfamiliar with them.
