Paul.Investments like these in A class neighborhoods are hard to make cash flow.I invest in C or B class neighborhood where you can get a much better price to rent ratio.

The unit is large (1750 sq ft) and is a 3bd/1.5 bath, but the building is old and the units don’t have a/c or dishwasher.  

Sending a Class A handyman to a Class C or D property will waste your money.

And it's funny you say it could be my goldmine-- I've bet on weather twice my life.

There may be some secondary issues, such as fewer audits on LLCs than on schedule C or M of a 1040, but that is probably not what you are looking for. 

Mobiles are one of the best way to cash flow either by renting or selling, like with other realestate they can and will go up in value if you take care of them, if you treat any home like lots of slumlords do they will go down in value, should be tons of opportunity in your area, good luck
