The good stuff at good cap rates is hard to find and must act fast. 3 years ago at the bottom not many buyers in the market as they wanted to see more of a recovery.

Not sure what the deal is around here but the not paying the last month of rent and saying to just keep the deposit happens all the time.I'm sure part of it is that it takes 3-4 months to evict for non-payment if you are lucky and most of the time the most you actually recover is the deposit anyway, so why bother filing...BTW I always collect 1st, last and security and MANY times I have had them not pay the 2nd to last month either since they had paid last month and they just say to use the security for a month of rent.
