For the record the floors slope in 7-8 of my buildings that are all 70+ years old and not a single tenant has complained.

A lot to unpack but my overriding 'advice' for what it is worth is to make sure you seperate the values of the park and the tri plex and analyze independantly. 

How was that experience and was it worth chasing auction homes and trying to rehab/flip those?

And for the record, no one here is trying to sell anything to this student—not me, not anyone.

Many of us on this sub-section have either gone into or fallen into multifamily investing exclusively so I believe it's worth asking the question of what the future could potentially hold long term.

Negotiate the base base hits and make it worth your time. 

Also just knowing the area they are in to see if its worth pulling the trigger on.

I wouldnt want the owner constantly looking at bookings and over my shoulder as I did my business, if i had a good track record.

I agree though, not worth the hassle.
