The only option for me is whole sale and I've just started looking for good options that might fit my requirements.

Sometimes though a basic engineering calc is required in terms of post/beam sizing.Because I'm an engineer lately I've just been drafting plans and I have been given more flexibility in how I handle managing the work (ie: hiring someone, doing myself, etc).If you message me I'd be happy to look/think a little bit more about this for ya, to throw some back of the napkin numbers at materials/labor and then even possibly estimate time investment to get through this part of the project.

Hello Biggerpockets, I recently found a property that I love but I'm a newbie so let me know what you think.

I've just concluded "Long-Distance Real Estate Investing" by David Greene and I must say that the principles set forth in the book have given me the courage as I embark on this journey.I've come here today looking for words of encouragement, small pieces of advice you wish you had known when starting out, or perhaps just some funny anecdotal stories that weren't so amusing at the time.I'm encouraged.

The problem is I've just sank my budget into another property.

I've wanted to get into real estate investing for the past few months, so I've just been getting my hands on any material I could and listening to everyone and everything possible.I currently own a single family home that I bought via a conventional with 20% down home before I learned about other facets of real estate and now I find myself wanting to invest in more properties, but lack the funds since they are tied up in my current home.
