The tenant I currently have is Section 8 and only has a 2 bed voucher in a 3 bed home, so I know for sure that there is some value add there.

Here in NJ a section 8 voucher for 3 bedroom is around 1600.00 I understand NY is probably higher but just verify all this.

I cannot voucher for their experience with wholesaling, but our POC said that she works with a lot of investors, so she might be a good place to start. 

If they lose their voucher you might have to put themy out one day.

Not many have Sec 8 vouchers that are single, the elderly and disabled can but not as to a family, so that's very limited.

I have section 8 units in areas with huge waiting lists for houses and you don't have to provide much to get the max voucher. 

For example, if rent is $1000, and tenant have a section 8 voucher for $500.

Reason I ask this question is because I want to get a feel of the chances of my tenant possibly leaving and see how hard or easy it is for them to find another house with a section 8 voucher. 

I do include their Section 8 voucher as a portion of their income but some still can't qualify. 

You do have some leverage because the tenant fears loosing their voucher if they don't comply with the lease.
